Frequently asked questions
- How much down payment do I really need in North Carolina?
- As little as 0% with USDA (eligible rural areas) or VA (military), 3–3.5% with FHA or Conventional 97, and often even less when combined with NC Home Advantage down-payment assistance.
- Do you work with ITIN buyers?
- Yes. I can connect you with trusted bilingual lenders that offer ITIN loan options. Rates, fees and qualification terms vary by lender and borrower profile.
- What credit score do I need?
- Many FHA programs allow scores around 580 for 3.5% down, while conventional requirements often begin around 620, but lender overlays and loan programs vary. If your score is lower, I can connect you with a lender to review practical next steps.
- How long does buying take from start to finish?
- Many financed purchases can close in roughly 30–45 days after an accepted offer, but timing varies based on the loan, appraisal, inspections, title work and transaction conditions.
